God works in mysterious ways. I was pre-approved through a lender to buy a house. I had an agent and had left him a voice message that I was ready to start my home buying search again. While waiting for him to contact me back, I'd already started looking at options. This search led me to a house I was interested in, and I drove to see it. After I'd looked around I called the sign in the yard for more information. The person that answered my call was Charity Fishburn. Talk about a random, chance meeting! We spoke briefly and I gave her my contact info at that time and she gave me hers. I did my research and could not find one single negative word about her anywhere. So, after much extensive research, I thought to myself, I could sit and wait for a phone call or I can take a chance and go out and get my house. 4 months, a minimum of 50+ homes toured and 5 offers put in on homes later (through no fault of Charity), I found every positive word, of every positive review to be true. Over the course of the four + months I've come to know Charity, I can say that I've spent more time with her than with much of my family on a consistent basis, both professionally and personally. She is the consummate professional, yet at the same time isn't afraid to give honest feedback as if we've known each other all our lives if a house is in too much need of repair or didn't check all the boxes and she felt it was not right. She is extremely prompt in reply, which in today's sellers market a relator whom understands the need to work with an extreme sense of urgency is essential to you securing the home you truly want. That we were able to take action, view homes and get offers in same day the home was listed on the market made all the difference. If it was more than 24 hours, it was often too late. Upon placing offers she's extremely good where negotiations are concerned which are obviously a major factor in getting the most for your money, much less in getting the winning offer on a house. While she was great at negotiations and numbers, she always took the time to discuss what I felt comfortable with prior to doing so and should a counter come in, the next step from there. It is few and far between to find all those qualities in a team, much less one agent. And speaking of the financial side, I was already pre-approved and was planning to go through one company, however once she learned about the company and their terms immediately recommended another lender to me. Within 10 minutes I was pre-approved with Leader One Financial, whom I can say has been an absolute pleasure to do business with and by far the best of the four different companies I was in contact with at the start of the process. Throughout my experience, I even became such close friends with Charity, I was lucky enough to get to know her whole family, fur and feathers included! And, speaking of feathers, I even went and found her some new chickens upon hearing the sad news she'd lost a few of hers' to wild animals out in the country. Buying a home is the biggest purchase most will ever make. If you want someone who is going to not only be your relator, but also your advisor and friend, who's not afraid to recommend not purchasing a house if she feels it doesn't check all the boxes, and who legitimately looks out for your best interest from the start of the process through the appointment with the title company to ink the deal to completion, there is no better realtor you will find. Take it from me, who took a chance and on a lot of research but no actual word of mouth referral to go off of. You will not find a better real estate professional to work with and most likely gain a friend for life as well. Thank you so much for everything, Charity!!
